Digital tools are changing the way people search for and buy homes, offering faster access to information and greater convenience. In the past, purchasing a property often required visiting multiple projects and sales offices. Now, much of this process can be done online using computers or mobile devices.

Platforms such as Vivienda en Línea have become important resources for those looking to purchase a home. These digital solutions allow users to compare options, access transparent information, and plan their decisions with more control. The portal serves as a meeting point between real estate developers, potential buyers, and financing institutions.

Carmen Hernández, an executive at Banco Industrial’s Vivienda en Línea division, described how the platform works: “The user can begin to explore through the search bar on the main page of Vivienda en Línea, where they have the option to choose the type of property, budget range, currency (quetzales and dollars), department, municipality and zone. In addition, it is possible to specify the number of bedrooms, square meters, number of bathrooms and credit lines, either directly with Banco Industrial or from the Institute for Insured Mortgage Promotion (FHA).”

The platform also offers virtual tours that allow users to view properties remotely. There is a feature called “Find your ideal home” where users can complete a questionnaire if they are unsure about what they want. This tool provides personalized suggestions based on budget and preferences.

Jennifer Castillo from Banco Industrial highlighted additional features: “In the ‘Events’ and ‘Promotions’ sections open houses and project launches are published, so it is advisable to visit the portal and leave contact details in order not to miss any opportunity.”

Another resource available is an installment calculator that helps prospective buyers estimate monthly payments based on property value and financing terms. Hernández explained: “It is important to take into account that each project has its own conditions. Some offer financing with FHA support while others work with direct credit which involves level installments or balance-based payments; these vary depending on monthly contributions made. The calculator allows simulation of all three scenarios giving users a comprehensive view over the total period.”

Technology has also enabled online prequalification for mortgages so applicants can find out in advance how much financing they might receive under specific conditions.

Banco Industrial’s Vivienda en Línea brings together various developers with more than 100 real estate projects available online. The platform offers around 400 models and over 100 virtual tours for interested buyers.
